What home lot type is best for you and your lifestyle?

Home School Home Buying Tips

When shopping for the perfect lot for your new home, you should consider which one is best for you and your lifestyle. Factors such as privacy, accessibility, and price are all impacted by the home lot you choose. Here are the 4 most common home lots available in the home building process.

Zero Lot Line
1) Zero Line Lots

These are the most common lots in new communities. With this type of lot, your home is built on the property line on one side. This is a more accessible option for homeowners since you are able to save money on the lot without compromising the size of the home itself.

Traditional
2) Traditional Lots

Building on a traditional lot means your home will be in the centre of the lot with space on both sides of the home for added flexibility. This is the most coveted type of lot and is a rare find in many new communities.

Walk Out Lot 2x
3) Walk Out Lots

Walk out lots feature an additional entry from the basement of the home. It’s common for these lots to back onto green space or water ravines in a community. Walk out homes are the ideal option for homeowners looking to build legal basement suites that require a second entrance for their tenants.

Laned 2x
4) Laned Lots

Homes built on a laned lot have a back lane at the rear of the home and are most common for duplex and detached garage homes. These lots tend to be more affordable and usually offer nice curb appeal, with front porches, and garbage pick up from the back.

Now that you have chosen the type of lot for your home, the next thing to consider is where you would like your home to be in relation to the other homes in the community.

Location

1) Interior Lots: In between other homes from all sides. These are common for zero line and traditional lots.

2) Cul-Dec Sac Lots: Roads that only have one entrance and are away from main traffic areas. Homes are likely on a pie-shaped lot.

3) Corner Lots: Exposed from 2 sides of the homes and are available for all types of home lots.
